Lighthouse Hotel: Architecture & Interior Design Competition | Aiming to imagine a new life for this evocative building in ruins, the competition requires the design of a boutique hotel within the abandoned lighthouse overlooking the crystalline sea of the Tremiti Islands.
 
What if tourists and visitors were offered the chance to “experience” it by staying inside the renovated structure for a few days? How to successfully implement an accommodation offer of this type by integrating it coherently with the surrounding landscape?
 
The project will be mainly focused on the transformation of the interior spaces of the lighthouse, through concepts and strategies able to illustrate detailed and high quality design solutions. It will be asked to intervene also on the external areas pertaining to the hotel and particular attention will be required by the terrace overlooking the sea.

F.A.Q. Frequently Asked Questions

 

Can you add a skylight from the roof terrasse?
It will be allowed to add a skylight on the roof terrace, as long as it does not modify the original structure and it respects the former configuration of the beams shown in the technical documents. Any of these actions must not modify the appearance of the existing façades of the building. Proposals to modify the former structure must be submitted to the opinion of the Superintendence of Architectural Heritage. It is recommended to respect the original structure if possible.

 

Is it allowed to open up the floor slab between the first and ground floors?
Yes, you may do internal modifications/openings in the slabs only and exclusively if you respect the former structure and the beams shown in the technical documents. Proposals to modify the former structure must be submitted to the opinion of the Superintendence of Architectural Heritage. It is recommended to respect the original structure if possible.

 

Is it a maximum of two suites, or can we add more?
No, it is not required to do more than two suites.

 

Are there any technical drawings and manufacturer of the lift?
No, it is up to each designer to choose the type of lift.

 

Is it possible to create an extension built in solid or light structure for example?
No, it is not required to build any solid extension. It is only required to consider the inclusion of lightweight and removable structures, such as pergolas or awnings, in order to create shaded areas and relax zones.

 

How important is the technical design of the new elevator?
Please note that the design of the elevator is not the main focus of the competition and it will not be necessary to provide technical details about its feasibility, a preliminary representation will simply suffice. Designers will need to focus on the interior design of the lighthouse, the transformation of its external spaces and the overall concept of a new boutique hotel.

 

Is it possible to make changes to the internal dimensions of the staircase, possibly to make them compliant with regulations or more accessible?
No, according to the Superintendency,  the original dimensions must be respected.

 

As regards the exteriors, is it possible to have more information about the swimming pool? 
The swimming pool must be created in the existing water collection tank. A detailed project is not necessary, a preliminary drawing is sufficient in order to have an evocative representation of what this element would look like. No calculations or structural studies regarding the swimming pool are necessary, but only architectural proposals for materials and finishes. Approximate depth of the pool: 150/160 cm.

 

Is it possible to do any changes on the facades?
No, the original design of the facades must be respected and it will not be possible to do any modifications/openings to the original doors/windows.

 

Is it allowed to place an external elevator?
As the facades must remain exactly as the original design, it will not be possible to place an external elevator.

 

Is it possible to obtain photographs of the interior of the main building? 
At the moment, there are no other images available other than those contained in the download package. The building is in a state of complete ruin, therefore, access is not permitted for safety reasons.

 

Is the building subject to restrictions by the Superintendence of Architectural Heritage? 
Yes, the Lighthouse is subject to restrictions by the Superintendence of Architectural Heritage. A document describing the bond has been integrated into the competition material within the design guidelines.

 

Is the small building identified in the plan with no. 3 (storage/tools) to be strictly excluded from the project or is it possible to make proposals for its use too? Perhaps providing an internal connection between the two buildings?
The small building identified in the plan with number 3 (storage/tools) is excluded from the project and must not be considered at a planning or programmatic level. It is expected to remain exactly as it is, without proposals for use, limiting itself exclusively to its renovation without further modifications.

 

Building 1 guidelines prohibit structural or exterior changes. Must original openings in load-bearing walls remain untouched? Can competitors propose window modifications like enlarging or adding new ones?
The guidelines for the main building (number 1) establish that any intervention must not involve external changes to the building. The dimensions and position of the original openings must be respected. It is possible to make changes to the internal distribution by opening or closing new doors, it is important though to consider that the internal walls are load-bearing and every intervention must be carefully evaluated and justified. Proposals to modify load-bearing walls must be submitted to the opinion of the Superintendence of Architectural Heritage. It is recommended to respect the original structure if possible.

 

How do we address accessibility needs for reaching the first floor?
The lift is not strictly bound to accessibility obligations, but is seen as an additional convenience for guests of the facility. As regards the bathroom on the first floor, it is necessary to guarantee accessibility for people with different mobility needs, for example the elderly or overweight people. Therefore, the bathroom should be comfortable and not too narrow in order to guarantee a comfortable access to any type of guest.

 


The ground floor's 250 cm height seems insufficient for habitability, even with structural consolidation. Can we lower the floor by 20 cm to ensure adequate height and eliminate the architectural barrier of the three entrance steps?
Since this is an existing historic building, the minimum internal heights can be waived. Legislative Decree 77/2021 “Simplifications” introduced simplifications for some health and hygiene requirements relating to properties of cultural interest subject to the protection of the Cultural Heritage and Landscape Code (Legislative Decree no. 42/2004). Having said that, any intervention in this regard is at the discretion of the designer, who must always respect the structure and the historical and monumental values of the lighthouse.

 

Can you specify better what is meant by “a space for food preparation (a small kitchen for service staff) and a refreshment area with a bathroom for staff use only.”?
The “refreshment room with bathroom to be used exclusively by staff” is a space reserved for the hotel staff, such as housekeepers, cleaning staff, chefs, etc. This space includes an area with a bathroom/changing room dedicated exclusively to staff. Furthermore, you can provide a space where staff can rest when they are not busy serving guests.

 

Is it possible to hypothesize replacing, even partially, the parapet of the roof terrace with a glass parapet, to guarantee guests a greater perception of the landscape from the terrace?
It should be noted that this substitution is not permitted. Alternatively, adding a small riser to the existing parapet for safety reasons could be considered. However, the decision on this eventuality is left to the designer's discretion. It is important to note that, in cases of restoration and conservative rehabilitation interventions as defined by the regulations ex 457/78 and presidential decree 380/01, there are no specific requirements relating to this type of adaptation.

 

The storage building n. 3 is not the subject of the project, so should it be demolished and therefore not represented in the graphic documents?
Building n.3 will remain exactly as it is, so no demolition/modification is planned. Therefore, it must be represented in the graphic documents in the current state.

 

Can the internal distribution be modified by opening or closing internal doors?
Regarding the internal distribution, yes, it is possible to modify it by opening/closing new doors. Keep in mind that the internal walls are load-bearing, therefore any type of intervention must be carefully thought out and justified by the project concept.

 

Does the elevator have to go up to the rooftop terrace? If so, does the ladder for maintenance of the lantern have to be placed externally?
Yes, the elevator should arrive at the rooftop terrace. The position of the maintenance ladder will depend on each designer's project. There are no specific constraints regarding where to place it.

The “Order Number” (ex. 12345) will be available after complete your registration. In addition will be sent also at your email address.

 

Who can participate in the competition? 
The competition is open to students, architects, designers, urbanists, engineers, artists, makers, activists and anyone interested in the architectural design.

 

Is it possible to participate in a team? 
Participants can join the competition either individually or with a team and there is no restriction or limit in the number of members that can compose a team.

 

Why registration fees? 
Registration fees are used to cover the running costs of the competition and to improve customer care services. The registration fees cover taxes, web services, database services and everything related to computer security and the processing of personal data. Registration fees allow us to organize new initiatives to promote creativity and to feed the debate on present and future issues regarding climate change, natural-based solutions and social engagement.
 
 
Can I enrol to the competition with my Company or Firm? 
Yes, you can participate with your Company. To issue your invoice, we ask you to provide your Tax identification number or your VAT Number on the registration procedure. If your Company is based in Europe, we should verify the correctness of your VAT number via the EU Tax authorities (VIES VAT number validation).
 
 
How do I register a team? 
During the registration we only need the personal data of the group leader. The other team members will be indicated in the final submission package at the end of the competition. You will find all the instructions after registering.
 
 
Are there any restrictions on the nationality of the participants? 
Teams can be composed by members of different nationalities and there are no restrictions about country of residence.
